How is this different from the stamp duty calculator?
The stamp duty calculator estimates tax only. This tool brings together the deposit, stamp duty, solicitor fees and combined allowances for conveyancing, survey, registration and mortgage costs to estimate the cash you may need.
Are the other buying costs fixed fees?
No. The amounts are examples. Actual costs vary with the property, transaction complexity, mortgage arrangement and provider, so replace them with your quotations.
Can commercial or mixed-use property use residential rates?
Not automatically. When commercial or mixed-use is selected, the estimate uses non-residential rates. Ask a solicitor to confirm the classification, six-or-more dwelling purchases and linked transactions.
Is this a formal quote or mortgage offer?
No. It is a planning estimate and does not replace formal quotations or eligibility decisions from a solicitor, tax adviser, surveyor or lender.
