Scope and sources

The page estimates both repayment and interest-only mortgages. Defaults are a £500,000 property price, 60% loan-to-value, 25-year term and the Bank of England Bank Rate. All inputs can be adjusted; product fees, valuation, insurance, early repayment charges and other costs are excluded.

Before you use the estimate

Why is the default annual rate 3.75%?

It is the Bank of England Bank Rate reference effective from 2025-12-18 (checked 2026-09-07), not a lender's final mortgage quote. Enter the actual rate from the lender, or select a historical reference period.

Why do I need to enter the loan-to-value?

The price, rate and term do not determine the principal by themselves. The loan-to-value sets the estimated loan amount; the default is 60% and can be changed to match the lender's offer.

Which repayment method does this use?

The page shows both repayment and interest-only estimates. A repayment mortgage pays principal and interest monthly; an interest-only mortgage pays interest monthly and leaves the full principal due at the end of the term.

Is this the lender's final quote?

No. The lender or mortgage adviser must confirm the final rate, fees, eligibility and repayment terms.
